HVAC help inside the City of Miami

Cool Air Go is a Miami HVAC company, and this page is about the City of Miami itself: the municipality that Miami-Dade County lists separately from its neighbors. That detail matters more than it sounds. Many addresses across the county use "Miami" in the mailing line even when the property sits in an unincorporated area or another city. Miami Beach, on the barrier islands across Biscayne Bay, is its own city with its own rules and its own traffic patterns. When you request service, the most useful thing you can send is the full street address, not just the city name.

Start with the building, not the equipment

Miami has an unusual mix of property types packed close together: older single-family homes, small multi-unit buildings, mid-rise and high-rise condominiums, and storefronts with offices above. The right first step depends on which one you are in.

  • Single-family home. You usually control the whole system: the outdoor condenser, the indoor air handler, the ductwork and the thermostat. Note where the air handler lives (closet, garage or attic) so a technician can plan the visit.
  • Condo or apartment. Many units have their own air handler inside the unit and a condenser on a roof or in a shared equipment area. Before the visit, ask your management office how technicians get access to the roof or mechanical room, whether a certificate of insurance is required, and what hours work is allowed.
  • Small commercial space. Rooftop or split equipment may be shared with other tenants. Check your lease to see whether HVAC repairs are your responsibility or the landlord's before you book.

What to check before you call

A few safe checks can save time and sometimes solve the problem outright:

1. Confirm the thermostat is set to Cool and the set point is below room temperature. Replace thermostat batteries if the screen is blank. 2. Look at the air filter. A filter that is gray and packed with dust restricts airflow and can cause the indoor coil to freeze. 3. Check the breaker panel for a tripped breaker labeled AC, air handler or condenser. Reset it once. If it trips again, leave it off and call. 4. Look near the air handler for water in the drain pan or on the floor. Year-round cooling in this climate keeps condensate lines busy, and a clogged line is a common cause of shutdowns. Our drain line cleaning page explains why.

Do not open electrical panels on the equipment or handle refrigerant lines. Those need a trained technician.

Choosing the right service

If the system is running but the house is not cooling, start with AC repair. If it cools but the bills or humidity feel wrong, AC maintenance or an HVAC inspection may be the better first visit. If the equipment is old and repairs keep repeating, it is reasonable to ask about installation and replacement, but we will talk through repair first when it makes sense. Buildings near the bay and other open water can see faster corrosion on outdoor coils, which is one reason coil cleaning appears on many maintenance plans here.

Requesting a visit

Use the form on this page or call during business hours: Sunday through Thursday from 7 AM to 11 PM, and Friday from 7 AM to 4 PM. We are closed Saturday. Tell us what the system is doing, when it started, and anything you already checked. A request is not a confirmed appointment; our team will follow up to confirm the details and timing with you.

If you are not sure whether your address is inside the City of Miami or a neighboring area, send it anyway. We will tell you honestly whether we can help.

Services and useful next steps

Local questions

My address says Miami but I think I am in an unincorporated area. Does that matter?

It matters for permits and building access, not for whether you can ask us. Send the full street address and we will confirm what applies to your property.

Is Miami Beach covered by this page?

No. Miami Beach is a separate city on the barrier islands. If your property is there, say so in your request so we plan for the right location and access.

What should I ask my condo association before an AC visit?

Ask how technicians reach roof or shared equipment, whether a certificate of insurance is needed, which hours work is allowed, and whether a building engineer must be present.
